Tsawwassen Real Estate Market Report: October 2026

Jared Penland · November 1, 2026

October brought a quiet month to the Tsawwassen market, and the numbers make that plain. Only 57 new listings came to market across all property types, down 37% from October 2025 and nearly half the 108 new listings we saw just one month earlier in September. That kind of pullback is worth paying attention to, whether you are thinking about buying or selling.

New listings compared with the same month last year.

The sharpest drop happened in the condo and apartment segment, where only 10 new listings came to market in October — a 63% decline from both September 2026 and from October a year ago. Detached homes followed a similar pattern, with 27 new listings in October compared to 50 in September, a drop of 46%. Townhouses held up a little better, slipping 30% from September to 19 new listings, and sitting only 5% below the same month last year — by far the steadiest segment this month.

Despite that slow trickle of new supply, there is still a reasonable pool of homes available. At month-end, Tsawwassen carried 281 active listings across all types, including 136 detached homes, 74 condos and apartments, and 60 townhouses. Sellers who are already on the market are facing less fresh competition than they were just 30 days ago, which is meaningful context for anyone with an active listing right now.

Sales and benchmark prices

The real estate board publishes its October 2026 sales and benchmark price figures in the first week of November. I'll add them to this report as soon as they're out.

What it means for you

For buyers, the drop in new listings means fewer fresh choices arriving each week, but the existing inventory gives you options across a range of price points — from a median asking price of $572K for condos and apartments up to $1.69M for detached homes. Townhouses sit in the middle at a median asking price of $869K, and that segment's relative stability in new supply suggests it continues to attract consistent seller interest.

For sellers, October's data is a reminder that timing matters. With only 57 homes coming to market this month, your listing faces less immediate competition than it would have in September. If you have been on the fence about listing, it is worth having a conversation about what the current inventory picture looks like for your specific property type before conditions shift again.
