Tsawwassen Real Estate Market Report: September 2026

September brought a noticeable shift in Tsawwassen's housing market, with sellers returning in numbers we hadn't seen all summer. Across all property types, 108 new listings came to market last month — up 86% from the 58 recorded in August 2026 and just slightly ahead of the 104 new listings in September 2025. That kind of late-summer rebound is worth paying attention to, whether you're thinking about buying or selling.

New listings compared with the same month last year.

The jump in new supply was sharpest in the detached segment. Detached homes saw 50 new listings in September, more than double the 20 that came to market in August — a 150% increase month over month. Townhouses also picked up meaningfully, with 27 new listings, up 50% from August's 18. Condos and apartments added another 27 new listings, up 35% from August.

When you look at what's sitting on the market right now, there's a solid range of choice. Total active listings across all types reached 296 at month-end, including 140 detached homes, 61 townhouses, and 84 condos and apartments. The median asking price across all homes sits at $1.25M, with detached homes carrying a median ask of $1.7M and townhouses at $868K.

On the price side, the benchmark figures published by Greater Vancouver REALTORS® tell two different stories depending on property type. The detached benchmark rose to $1.51M, up 2.9% from August 2026, and the overall all-homes benchmark came in at $1.11M, up 1% month over month. Those are measured but real gains for the detached side of the market.

Townhouses and condos moved in the other direction. The townhouse benchmark landed at $886K, down 4.3% from August, while the condo and apartment benchmark came in at $556K, down 4.2%. With more inventory on the attached side and benchmarks pulling back, those segments are showing more give than detached right now.

What it means for you

For buyers, the expanded inventory is genuinely useful. Having 296 active listings to browse across Tsawwassen means less of the frantic, take-it-or-leave-it pressure that tighter markets create. The pullback in townhouse and condo benchmarks also means there may be more room for conversation on attached properties than there was a month ago.

For sellers, the picture is more nuanced. If you have a detached home, the benchmark is moving in your favour — up 2.9% in a single month is meaningful. If you're listing a townhouse or condo, the increase in competing inventory and the softer benchmark are worth factoring into your expectations and timing.
